Alameda Waterfront Addition & Remodel

    This Alameda addition and remodel maximizes light and balances an open layout with privacy, while eliminating dated interior and exterior finishes. The Owners wanted to expand their home and create a more open plan to take advantage of their water views. The remodel includes additions at the water side of the home and entry, and revamp of public and private spaces: Entry, Living and Kitchen areas, Bedrooms and Bathrooms.

    Facade/Entry:

    With a small addition, the new entry has sidelights and a transom window to bring natural light into the home, with modern materials that complement the new interior.

    Living Room/Dining Room:

    The previous spaces were cold, dark and enclosed whereas the Owners wanted warmth and light.

    Adding more windows brings brilliant light into the room and captures beautiful water views.

    By installing custom cabinetry on both sides of a new gas fireplace, the rooms flow together with a new focal point.

    Kitchen:

    The old Kitchen was compact and difficult to maneuver around, and the Owners felt it lacked storage and functionality.

    By annexing the former Nook space we created a more generously sized and workable Kitchen.

    A larger new T-shaped plan with pantry, coffee area and large island makes the most of the space while offering additional work and storage space, plus informal seating.

    Primary Bedroom and Bathroom:

    It was time for the old Bathroom’s vintage pink fixtures and tile to go. With brighter, newer finishes and considerations for the ageing in place, the Bathroom now feels fresh and clean.

    Expanding the previous Bathroom made room for a shower with a curbless entry that facilitates ageing in place, and an elegant linear drain. Other safety improvements include grab bars and a new toilet.

    Second Bedroom/Guest Suite:

    Although the Second Bedroom is not often occupied, the Owners wanted to make the room more comfortable and private for their guests.

    Now, this Bedroom has a small sitting area with room for a TV.

    The Guest Suite also got new fixtures and finishes to modernize the Bathroom, which connects directly to the Bedroom while also serving the living spaces.

    Office/Third Bedroom:

    The third Bedroom became a multipurpose space according to the Owner’s wishes. With new cabinetry and shelving, the room poses as a pristine Office.

    There’s also room for a sofabed, allowing for multiple uses in this room that offers light and water views to the living spaces as well as the adjacent Bedroom.
