Whether you have contacted us because of our design expertise, our skill in building, or both, we are committed to providing any or all of the appropriate services that result in creating a successful project for you.
Our architectural agreement is written in such a way that our client has complete flexibility regarding construction pricing options and award of the construction contract.
Negotiating
At the Owner's request, our Construction Division develops a proposal for construction services prior to the completion of Construction Documents.
Design solutions are re-worked, alternate materials selected, and scope of work revised in order to create a project that meets the Owner's needs.
After the Owner accepts the proposal, the Architect completes the Construction Documents reflecting the actual design and scope of work.
In the event that the parties do not negotiate a construction price, the Owner may still elect to place the project out to bid.
If this is the case then Levitch Associates, Inc. will remain as the Architect of Record and will not bid on the project in the interest of providing a fair environment for other bidders.
Bidding
The Owner gives completed Construction Documents to up to three pre-qualified contractors.
After a specified period of time (usually two to three weeks) the contractors submit their proposals on a form provided by the Architect.
The form will include pricing, alternate pricing, scheduling, and other information deemed appropriate by the Owner and Architect to help in selecting the Contractor.
If requested, the Architect will assist the Owner in evaluating the proposals.
If the Owner knows in advance that he/she wants to follow the bidding process described, then the negotiating process will not be initiated.
